The First 72 Hours of a Rental Listing: What Owners Should Measure Instead of Guessing

The First 72 Hours of a Rental Listing: What Owners Should Measure Instead of Guessing

A practical launch protocol for rental properties | NRIWAY

The first few days after publishing a rental listing can provide useful early feedback. They cannot reliably predict the entire leasing period, but they can help identify whether the property information, pricing and enquiry process need attention.

The mistake is treating the launch as a passive event: publish the photographs, wait for calls and assume the market will respond.

A better approach is to define what will be monitored before the listing goes live.

Set up a baseline

Before launch, record:

  • Asking rent and what it includes

  • Property type, location and furnishing

  • Date the listing goes live

  • Channels used to promote it

  • Viewing availability

  • Target tenant requirements

  • Contact person and response process

This creates a baseline against which early results can be reviewed.

Measure the funnel—not just the number of calls

A listing can generate enquiries without generating visits. Visits can occur without producing offers. Each stage tells a different story.

Metric What it helps reveal
Enquiries received Initial interest and reach
Relevant enquiries Alignment with the stated requirements
Visits scheduled Ability to convert interest into action
Visits completed Practical accessibility and follow-through
Offers received Commercial interest
Repeated objections Possible pricing, property or process issues

Do not interpret a small sample as a statistically reliable market survey. Ten enquiries from one channel may not represent the wider tenant market.

A hypothetical launch example

Suppose a property receives 20 enquiries in the first 72 hours. Of these, 12 meet the stated requirements, eight visits are scheduled and five visits are completed.

The relevant-enquiry rate is 12 ÷ 20 = 60%.

The visit-completion rate against scheduled visits is 5 ÷ 8 = 62.5%.

These figures are illustrative. They do not represent NRIWAY's actual performance benchmarks or establish what a typical property should achieve.

The next question is more important than the percentages: why did the other prospects not proceed? Were they unavailable for a visit, seeking a different move-in date, outside the intended budget or simply not suitable for the property?

What to do after the initial review

If relevant enquiries are low, check the listing's reach, description and asking rent against comparable evidence.

If enquiries are plentiful but visits are not happening, review response times, scheduling and access.

If visits are completed but no offers emerge, review the feedback before making a commercial change.

Avoid changing rent, photographs and target audience simultaneously unless necessary. When several changes occur together, it becomes harder to identify which one helped.

A measured launch is a stronger launch

NRIWAY (OrangeLeaf Services Private Limited) helps property owners source prospective tenants in Pune, Mumbai, Bengaluru and Kolkata. A clear launch brief and a documented follow-up process can make owner decisions more informed.

Planning to list a vacant flat? Discuss your property's requirements and proposed tenant-sourcing process with NRIWAY.

The 72-hour period is a suggested operational review window, not a guarantee that a tenant will be found within three days.
