90-Day Vacancy Review: A Rental Property Guide for NRIs

90-Day Vacancy Review: A Rental Property Guide for NRIs

When a flat remains vacant, measure the problem before changing the strategy | NRIWAY

A vacant flat can create pressure to accept the first offer that arrives. The opposite reaction is also common: an owner keeps the asking rent unchanged because the property “should” achieve that amount.

Neither response is a reliable decision method.

A longer vacancy deserves a structured review of the rental evidence, property condition, marketing process and owner's financial priorities. Ninety days is a useful review milestone for this framework, not a prediction of how long any property should remain vacant.

Start with the Financial Baseline

Record the monthly rent you reasonably expect to achieve, the date the property became available, recurring property expenses and any work required before move-in.

Then calculate the gross rent that could have been received during the vacant period. Do not confuse this estimate with an actual loss calculated after all costs, taxes and alternative uses are considered.

Illustrative Vacancy Calculation

Assume a property has an estimated achievable rent of ₹35,000 per month.

Vacancy period Potential gross rent forgone
1 month ₹35,000
2 months ₹70,000
3 months ₹1,05,000

These figures assume the property could otherwise have been occupied continuously at ₹35,000 per month. They exclude maintenance, taxes, repairs, brokerage, concessions and other expenses. They are not estimates of the actual vacancy cost for a particular property.

What Should Be Reviewed After 90 Days?

Market positioning: Are the comparison properties genuinely similar in locality, size, condition and furnishing?

Property readiness: Are there unresolved issues affecting visits or move-in?

Listing quality: Are the photographs, property details, rent inclusions and availability accurate?

Enquiry conversion: How many relevant enquiries became completed visits, and how many visits resulted in credible offers?

Owner flexibility: Could a different move-in date, lease term or agreed property improvement broaden the relevant tenant pool?

Compare Strategies Over the Same Period

A lower rent may reduce vacancy, but the outcome depends on how quickly a tenant is actually secured and on the tenancy terms. An unchanged rent may be reasonable if the property has strong supporting evidence and credible negotiations are underway.

Model the options over the same time horizon. Include expected rent, anticipated vacancy, agreed concessions and relevant costs. Do not treat an unconfirmed prospective tenant as guaranteed income.

Use the Review to Make a Decision—not Merely Produce a Report

At the end of the review, the owner should have a clear recommendation: maintain the current strategy, adjust the price, address a property issue, change the listing approach or reassess the target tenant profile.

NRIWAY (OrangeLeaf Services Private Limited) assists property owners with tenant sourcing across Pune, Mumbai, Bengaluru and Kolkata. Owners can discuss their property's history, current asking rent and leasing priorities before deciding on the next step.

This is a financial decision framework, not a rental valuation or investment recommendation. The 90-day milestone is illustrative and should be adapted to the property's circumstances.
