A furnished flat can look ready in photographs and still be difficult to hand over. An appliance may not work, an inventory may be incomplete, a key may be missing or a maintenance issue may remain unresolved.
These small gaps can delay move-in, create disagreements or affect the prospective tenant's decision.
The solution is to distinguish between a property that looks ready for viewing and one that is ready for the agreed tenancy to begin.
Confirm that photographs and descriptions reflect the current property. State furnishing, appliance availability, parking, access and other material features accurately.
Check that the property is reasonably clean, accessible and safe to view. Identify visible defects and avoid describing unresolved issues as completed repairs.
Confirm the agreed handover date, key arrangements, utility status, appliance condition and any work that must be completed before occupation.
Prepare an appropriate inventory and record the property's condition at handover. Where relevant, document meter readings, keys issued, appliances and agreed outstanding work.
Imagine a furnished flat contains a refrigerator, washing machine, television, dining table and four chairs.
If the inventory only says “fully furnished,” it may be difficult to establish which items were included in the handover. A simple itemised record, supported by dated photographs where appropriate, creates a clearer shared understanding.
The inventory should accurately reflect the actual property. It should not be used to imply that an item is new, fully functional or free of defects unless that is true.
Owners do not need to upgrade every feature before renting. The relevant question is whether a repair or improvement is necessary, commercially worthwhile or expressly agreed.
For example, spending ₹8,000 to repair a defective appliance may be different from spending ₹80,000 on an optional aesthetic upgrade. The figures are hypothetical; actual costs depend on the work and supplier quotations.
Compare the expected benefit, cost, likely tenant requirements and alternatives before committing expenditure.
Clarify who will inspect the property, arrange repairs, verify completion, coordinate access and prepare handover records. These responsibilities should not be assumed to be included in tenant sourcing unless the agreed scope says so.
